Owner Information
Dear Sawmill Village 1 Condominium Owner:
Welcome to the community! As an owner, you are automatically a member of the Condominium Association.
A Board of Directors governs the Association. They have the responsibility of overseeing all the functions of the Association. The board is assembled to serve and safeguard the community and it’s owners and residents. If you wish to contact the board for any reason, please do so through the Property Management company here.
Management:
CAMCO Property Management manages the Association. The management company handles the administrative duties and assists with enforcing the rules and regulations for the Association. In addition, the management company also oversees the maintenance of the common area, including the grounds maintenance, snow removal and trash removal. All of the management services are performed at the direction of the Board of Directors.
Association Documents:
The Association’s Declaration and By-Laws are very important documents. If you have not reviewed them, you should, as they contain information which governs the operation of your Association. Rules And Regulations:
The Board of Directors has the authority to establish and enforce reasonable Rules and Regulations for the good of the community. They are in addition to the restrictions contained in Article XIII of the Sawmill Village One Declaration, page 7 and 8. Please pay particular attention to and abide by the Association’s parking regulations. Any violation of the Rules and Regulations will result in a warning, followed by fines for non-compliance. Unit Maintenance:
Each owner is responsible for maintaining the interior of their home, including doors and windows, and the limited common elements associated with that unit. Please check your Declaration for a detailed description of your responsibilities and the limited common elements assigned to you.
Association Assessment:
Your monthly assessment is due the first of each month.
Among the many items included in your fees are Trash Removal and Recycling, Water and Sewage, Grounds Maintenance, Exterior Common Area Maintenance including roofs and chimneys, Snow Removal, and Pool Maintenance.
Payments can be made by automatic withdrawal or by mailing payment. For your convenience, each year coupons are provide with pre-addressed labels for forwarding your payment directly to the Association’s bank account Please enclose a coupon with your monthly payment and indicate on it, your address. Please note the month your payment is for on your check. Monthly payments received by the bank after the 15th of the month will automatically be assessed a $15 late charge.
Trash and Recycling:
Trash and recycling costs are included in your condo fees. Trash pickup is Tuesday and Friday mornings. Recycling is every Tuesday. Please place your items curbside after 5pm the night before pickup. For more info on trash and recycling, please see the Rules and Regulations
Pets:
Dogs and cats are allowed in the units but are not allowed to roam freely outside of your home without a leash. For more info, please read the Rules and Regulations
Pool:
Sawmill Village 1 pool is a private property and is only available for residents and a limited number of members. We are no longer using a pool pass, but you must have a fob to enter the pool area. The fobs will not be distributed every year. The pool is under swim at your own risk. Make sure you read all the sings and go over the rules with your children. Restrooms, chairs, tables, and umbrellas are on the premisses. Please help keep the area clean and organized. The pool is open between Memorial Day weekend and Labor Day weekend. Insurance:
The Association maintains property insurance on the buildings plus Association liability and Directors and Officers coverage. Each owner is responsible for insuring their contents, upgrades or improvements to their unit and personal liability coverage. We suggest that you discuss your insurance needs with your personal agent and request information about an H0-6 policy. You may want to include, in your H0-6 policy, an amount to cover the Association’s deductible and an amount for “building items” with an “assessment rider.”
